Property Tax InformationAll property tax bills and water bills are paid at the
Drop Box ConvenienceFor your convenience, Brownstown offers a drop box for payment of property tax bills or water bills by check or money order only (no cash, please). The drop box is located to the right of the main township entrance and can be utilized 24 hours a day.
Credit Card PaymentsBrownstown Township can not accept credit card payments at the Treasurer’s Office; however, Brownstown does offer the convenience and flexibility of credit card payments for property taxes only through Official Payments Corporation. This convenient way to pay your tax bill can be made via the internet or over the phone. Official Payments Corporation charges a nominal fee based on the amount of each transaction. (Please visit their website for a listing of their fees). To pay property taxes through the internet, visit their website at www.officialpayments.com and follow the prompts on your computer screen. To pay property taxes over the phone, call (800) 272-9829, press 3 and enter jurisdiction code 3208, then continue to follow the verbal prompts. Neither Brownstown nor Official Payments Corporation accepts partial payments for tax bills; payments must be made in full. Property Tax Due DatesSummer Tax Bills: The summer tax bills are mailed out the first week of July. They are due and payable in full to the Township Treasurer’s Office by 4:30 pm on September 14. Payments must be received in full. WE DO NOT ACCEPT PARTIAL PAYMENTS. After September 14, a 3% penalty (late charge) will be added to all delinquent tax statements. Winter Tax Bills: The winter tax bills are mailed out the first week of December. They are due and payable in full to the Township Treasurer’s Office by 4:30 pm on February 14. Payments must be received in full. WE DO NOT ACCEPT PARTIAL PAYMENTS. After February 14, a 3% penalty (late charge) will be added to all delinquent tax statements. Delinquent Property Taxes after March 1REAL PROPERTY:Beginning March 1, Summer and Winter delinquent taxes, for Real Property, MUST BE PAID to the Wayne County Treasurer, 400 Monroe Street, 5th Floor, Detroit, MI 48226, 313-224-5990. Delinquent REAL tax amounts are now available on the Wayne County website at www.waynecounty.com/treasurer. PERSONAL PROPERTY:Beginning March 1, Summer and Winter delinquent taxes, for Personal Property, MUST BE PAID to the BROWNSTOWN TREASURER’S OFFICE. Additional penalties will apply. Payment of Taxes through a Mortgage CompanyIf a taxpayer chooses to pay their property tax through an escrow agent, (mortgage company), Brownstown will not send the taxpayer a tax bill; the amount due will be sent directly to your mortgage company on file. If a taxpayer pays off their mortgage, it is the responsibility of either the taxpayer or mortgage company to contact the Brownstown Treasurer’s Office to notify us of the change. Once we receive notice, we will delete the mortgage company from our system, and all future tax bills will be sent directly to the homeowner. Returned ChecksThe Charter Township of Brownstown will charge any individual or company a fee of $30.00 (cash or money order only) for a "returned" check, (non-sufficient or otherwise). The Township is not liable, in any respect, for any difficulty that may occur with a bank, financial institution or mortgage company. A "returned" check must be paid in full within five (5) days of Brownstown receiving it. Name Changes on a Tax BillIf your name or address appears incorrect on your tax statement, it is your responsibility to make a name change. Name changes must be made through our ASSESSOR’S OFFICE, 734.675.5929, or by using the form supplied at the bottom of each tax bill. Senior Property Tax DefermentsBrownstown Treasurer’s Office, July 14, 2005 – Public Act 24 of 2005 has amended Section 51 of the Michigan General Property Tax Act, (MCL 211.51), to allow the following residents: Senior Citizens (age 62 and older), Paraplegic or Quadriplegic, Eligible Serviceperson, Eligible Veteran, Eligible Widow or Widower, Blind Person or Totally and Permanently Disabled person, to defer their summer property taxes if they have a household income below $35,000 in 2004. The previous income level for deferment was $25,000, and revised this July, 2005. At the beginning of July, 2005 treasurers across the state mailed property tax bills including information regarding property tax deferrals based on the previous $25,000 income limit. It has since been determined by the state, that the new $35,000 income limit will be used in this year’s summer property tax collection. To qualify for the deferment under the new income limit, a resident must meet one or more of the following conditions as defined by the State Income Tax Act:
Residents, who believe they qualify under the new limit and wish to defer their summer property taxes, can obtain an Application for Deferment of Summer Taxes from the Brownstown Treasurer’s Office Monday through Friday between the hours of 8:00 am – 4:30 pm. Deferment forms must be on file with the Brownstown Treasurer’s Office no later than September 14, 2005. If the deferment is approved, individuals will have until February 14, 2006 to pay their summer property tax without penalty.
